Assist with investment and financial asset management projects for the Company’s hotel investments, to include financial modeling, market research, and investor management system support.
As a member of the Sage Investment team, the individual will play an integral role working with senior staff members in fulfilling specific property and/or portfolio level responsibilities and assisting with investor management projects. Responsibilities will focus on providing analytical support for the asset management team through business plan modeling, legacy asset support and monthly variance analysis.
This internship would be part time beginning with this summer, with the opportunity to extend throughout the school year based on project workflow. The internship will give you a realistic view of asset and investment management with an opportunity to work on a variety of transactions and business development initiatives. The intern will build a strong foundation in the basic skills of financial problem solving, negotiation and execution, and gain experience in marketing the firm’s products and services effectively.
Assist in the monitoring and compliance of investment agreements (e.g., JV / partnership, loan, franchise, lease, and hotel management agreements). Read and summarize the agreements in an abstract format.
Coordinate and provide monthly reporting to our lenders.
Create and update deal models / proformas based on operating assumptions and cash flow projections for both purposes of hotel valuation as well as return-based decision making. Deal models will include underwriting of IRR, multiples, and partnership promote structures and proformas will include analysis of supply and demand dynamics, market growth rates, and fixed/variable expenses.
Maintain and organize documentation of individual investments and asset plan strategies.
Maintain asset and debt tracking sheets and management agreement tracking files.
Coordinate due diligence information, summarize key deal documents, and communicate with buyers, owners and internal teams throughout the transaction process. Active member of corporate transaction team.
Provide miscellaneous ad-hoc analytic support as needed by the investment team.
Calculate and maintain owned-asset metrics for owned and managed hotels on a quarterly basis.
Update detailed investment summaries for each of the hotels on a quarterly and an ad-hoc basis.
Cash flow analysis (Sensitivity analyses, update quarterly cash flow models, perform annual asset valuations, in-depth valuation and hold/sell analyses)
Review and assist in preparation of budgets and strategic plans
Prepare quarterly client reports
Work directly with asset managers, property management and accounting teams on approximately 20 assets
Participate in ad hoc analyses on a national basis
Assist with disposition, appraisal and refinance due diligence
Investor management tool administration and support
Demonstrate accountability and confidence during interactions with key stakeholders including ownership groups, property leaders and global office partners.
Perform any other assignments as directed by the organization or leadership.
High touch, proactive customer service mentality.
Ability to communicate technical topics and positively influence and persuade team members.
Represent the Investment Management Team and the Company within the Sage community and local community, positioning the Investment Management team and the organization as a good corporate citizen that is engaged with and involved in company and community affairs.
