Job Overview
The Director of Investment Management will oversee the day-to-day investment and asset management responsibilities for all projects in which Sage Hotel Capital is an equity investor. They will play a vital role on the Sage Investments team and be responsible for executing strategic initiatives and driving asset level performance.
Responsibilities
ESSENTIAL RESPONSIBILITIES
Actively oversee a portfolio of hotels at various stages of stabilization, creating asset value through execution of an investment strategy on a short, intermediate, and long-term basis
Optimize investor returns and mitigate risk by regularly meeting with hotel management teams to review plan and hold them accountable in efforts to maximize full potential in the areas of revenue generation, net operating income, guest satisfaction, capital investment/planning, and ultimately value appreciation
Collaborate closely with all disciplines in the organization including finance, accounting, marketing, and operations throughout the asset life cycle
Analyze revenue, financial reporting, and management data regularly to assess the performance of hotel versus underwritten business plan
Assist Sage Investments with initial and refinance debt origination efforts through closing, including broker (if applicable) placement and negotiations, preparing marketing materials, term sheet/loan agreement review and negotiation, and managing closing documentation and statement preparation
Review, evaluate, negotiate, and approve annual operating budgets, cash flow forecasts, debt service tests, and capital expense plans
Assist in disposition process with third party brokers and JV partners, including due diligence, contract review and negotiations
Maintain a comprehensive understanding of market conditions affecting portfolio, including, but not limited to, competitive additions/deletions, competitive set renovations, new development, supply growth, brand conversions, and leadership/ownership/management company changes
Develop, refine and oversee consistent, Sage-branded investor reporting
Manage all ongoing financing responsibilities to ensure that lender covenants are adhered to
Maintain strong working relationships with all lenders where Sage is the borrower
Maintain strong working relationships with Sage JV partners, determine distribution schedule and lead annual appraisals as necessary
Complete annual valuations of assets, promote values and IRR/Equity Multiple returns
Monitor capex/renovation projects scope, ROI, timeline and funding
Understand and abstract legal documents
Effectively interact with hotel executive teams and operating partners on periodic calls and meetings. Travel to properties as necessary
Additional Asset Management tasks, as required, to increase the value and investment returns
OTHER RESPONSIBILITIES
- All other duties as assigned, requested or deemed necessary by management.

Qualifications
Education/Formal Training
B.S. degree in finance or related, MBA preferred
Experience
5+ years of hospitality finance experience (public or private REIT, private equity, lender, or other ownership/investor)
Relevant experience in ownership, hotel asset management, hotel operations, sales and revenue management, and real estate finance
Experience with capital expenditure projects: budgeting, administration of capital calls
Experience with refinancing, disposition, and other major investment decisions
Demonstrated track record of creating value through the ownership of assets and/or hotel portfolios
Knowledge/Skills
Thorough understanding of loan, franchise, and JV documentation
Ability to carry an owner’s perspective through a project from start to finish
Advanced knowledge and skill of hotel operations, leadership, and corporate environment
Demonstrated ability to influence all levels of the organization with their presence and business acumen
Excellent oral, written, presentation and public speaking skills
Proactive, independent, forward-thinking, trustworthy, and a hands-on operation executive
Dynamic team player who can think creatively, manage innovation, and effectively challenge existing practices
Strong organizational and project management skills
Thorough understanding of all factors affecting markets and submarkets and the impact on the portfolio including a strong understanding of demand generators, revenue management, sales process and yield strategies to maximize top-line performance
