Job Overview

The Design & Construction Manager is responsible to assist in the day-to-day project management, early planning, design development, and construction oversight of Sage Studio (“Studio”) hotel and restaurant developments. These projects will range in complexity and geography across the portfolio. From small individual space renovation to large full asset repositioning and ground up development. The Design & Construction Manager is responsible to serve as the point of contact for Studio projects and communicate with Studio, Sage Hotel Management (“SHM”), and Sage Restaurant Concepts (“SRC”) executives

Responsibilities

ESSENTIAL RESPONSIBILITIES

Feasibility:

  • Support new business opportunities including responding to RFP’s and assisting the Sage Growth & Development team in analyzing new ground-up and renovation opportunities.

  • Develop detailed cost estimates for hotel and restaurant developments renovations covering including but not limited to FF&E, OS&E, IT, pre-opening, designer allowances, hard costs, and soft costs.

  • Contribute insights for creating materials and presentations to capital partners.

  • Assist in early design development (DD) for smaller exiting value add projects, PIPs, major renovations and ground-up development opportunities.

Design/Brand:

  • Recommend, issue RFPs, interview, and award project consultants, including branding agencies, architects, interior designers, FF&E/OS&E vendors, art consultants, low voltage, and lighting designers.

  • Actively participate in the brand development of projects including discovery, messaging, positioning, naming, and identity design, typically led by branding agencies.

  • Lead the implementation of the hotel and restaurant programming in collaboration with architects, interior designers, and other consultants.

  • Participate, review, and opine on the concept design, schematic design, design development, construction design, spec, and shop drawing phases of projects.

  • Coordinate the design review with key members of Studio, SHM, and SRC for collective comments.

  • Ensure brand pillars are adhered to in the program, design, and future operational activations.

  • Manage day-to-day project coordination, design review and budget tracking with both internal and external stakeholders

Construction:

  • Coordinate meetings necessary with the design, procurement, operations, and development teams including OAC, design, FF&E/OS&E procurement, and pre-opening meetings.

  • Perform onsite inspections during the construction and renovation phases including box walks, owner punch, commissioning, FF&E/OS&E installation.

  • Maintain budgets and timelines and ensure that any major variances are communicated promptly to the Studio team.

  • Assist with various permit and license applications and inspections.

  • Hold the Studio, SHM, and SRC teams accountable to budgets using tools such as the Excel based Anticipated Cost Report and Declining Check Book document to ensure project is on budget.

  • Ensure that the Studio culture is introduced and reflected in each phase of the transition process to our capital partners and new associates.

Hotel Delivery:

  • Support Studio in delivering all OS&E, FF&E and operational ramp up tasks.

  • Perform hands-on fieldwork to ensure tasks are completed on time and to specifications.

  • Assist with relocating furniture, OS&E (Operating Supplies and Equipment), and other necessary items for project setups.

  • Support preparatory work in anticipation of guest arrivals, ensuring all items are properly arranged and in place.

  • Actively participate in the physical execution of project tasks, including lifting, moving, and organizing materials as required.

OTHER RESPONSIBILITIES

  • All other duties as assigned, requested or deemed necessary by management.

SUPERVISORY DUTIES

  • Provide indirect leadership to corporate support staff, divisional support teams, transition teams/task force members, and provide support/leadership to acquisitions and growth analysis team.

  • Oversee and manage communications among external project team members.

Qualifications

POSITION QUALIFICATIONS

Education/Formal Training

  • Bachelor’s degree in architecture, construction management, engineering, or similar is preferred

  • Continuing education in hospitality, design, project management, or business

Experience

  • A minimum of 5-7 years of proven successful experience in project management, design, development, or construction is necessary with a minimum of 3 years focused on hotel/restaurants.

  • Previous experience in hotel or restaurant operations is a plus.

Knowledge/Skills

  • Knowledge and skill of hotel and restaurant operations, leadership, and corporate environment.

  • Proven track record of project management and execution.

  • Demonstrated ability to collaborate with all levels of the organization with their presence and business acumen.

  • Provides timely, direct, complete and actionable feedback on active work.

  • Excellent oral, written, presentation and public speaking skills.

  • Ability to identify message points and messaging opportunities.

  • Proactive, independent, forward-thinking, trustworthy, and a hands-on executive.

  • Dynamic team player who can think creatively, manage innovation, and effectively challenge existing practices.

  • Strong organizational and project management skills.

General office environment. Working remotely at hotels, restaurants, and construction sites as needed.
